The Settlement Process
The Contract
We will examine your contract of sale and alert you to your responsibilities. Then we will make contact with the other parties and make preliminary enquiries. If issues arise we can help you intrerpret your requirements and rights under the contract.
Preparation
Settlement Documents will be prepared and we will guide you through signing and your legal requirements. We will make enquiries with the Local Gvernment, Watercorp, Land Tax, Strata Company and Property Manger where needed. Then we will supply you with a statement showing the final balance to settle. This will include all adjustments and settlement fees.
Settlement
When settlement day arrives and all parties are ready, the exchange of funds will occur. This happens electronically in a PEXA workspace for 90% of cases. We will monitior and advise you when this is completed. If we have to lodge paper documents at landgate we will take care of this for you.
Follow-up
We will advise the relevant authorities of the change of ownership. If we are holding funds in trust we will follow up and distribute as required. As a buyer we will provide you a copy of the title showing your name.
